This sheer beanstalk of really smooth concrete facades and giant glass windows designed by world renowned British architectural firm, Foster + Partners and built by Singapore-Malaysia joint ventures, City Developments and IOI Group threatened to be awesome and even more awe-inspiring when they flicked on the lights at night on its 34-and-45-storeys-high towers that converts into ‘the next wave of the city’. South Beach Residences is a prime and luxurious integrated development which features a mix of commercial spaces, penthouses, retail shops, charming condo and apartments. Situated in the heart of the city, South Beach Residences delivers you unmatched living experiences. International designs, world class luxury amenities and prime location are but a few things that make South Beach Residences stand out from the rest.
History meets Charm on South Beach
A prime integrated development, South Beach Residences toes the line between dynamic city living and living history; where the past is not only present in everyday life, but tangible in myriad forms. Picture 2 new towers and 4 historical buildings set against the urban cityscape. Carefully built, lest the precious past is destroyed is a 4-in-1 development: hotel, office, retail and residential. This massive integrated and mixed development comprises of 510,000 sq. ft. Grade A office spaces, 190 luxury residences, a 654-room hotel by JW Marriot, 37,000 sq. ft. of retail space and a 29,000 sq. ft. private club.
An enviable address is that of South Beach Residences, which is known by 38 Beach Road, which is likely the easiest address to remember in all Singapore. Unsurpassed for beauty; four historical buildings are seamless amalgamated into one and established the public image as the ‘next wave of the city’. Its iconic architecture includes a state-of-the-art microclimatic canopy which covers the tower and acts as a water harvesting system, primarily from rainwater and at the same time, the canopy also allows it to host photovoltaic cells which could generate solar energy. This visually appealing and environmental friendly design is the winner of two Green Mark platinum awards for its significant leap towards sustainable and green living. Besides these awards, South Beach is also proof that history and progress can go hand-in-hand. Beach Road has undergone through a series of metamorphosis into a vibrant and buzzing commercial and business district. When CDL was awarded the tender to this prestigious site, CDL has opted to maintain its deep heritage status. Foster + Partners were engaged by CDL to amalgamate the four heritage buildings with the two new towers to become what we now know as The South Beach. Now, let’s take a brief look on how CDL has built future on the foundations of the past.
[HERITAGE BUILDING #1]
THEN: Singapore Armed Forces (SAF) NCO Club
NOW: The NCO Club
The rich heritage of The NCO Club can be traced back to 1952, when it was officially launched as the NAAFI Britannia Club and served as a social amenity for non-commissioned officers and their families. In 2002, it was gazetted along with Blocks 1, 9 and 14 of the Beach Road Camp for conservation. A symbol of prestige and exclusivity, this post-war Modernist structure was designed by Shanghai-based British firm, Palmer and Turner. The conservation project was successful and among the few noticeable highlights are its terracotta tiling, Travertino Romano marble on the external façade and mosaic tiling on the verandah steps on the first floor. Today, this building now houses four unique culinary concepts – Cool Cats, Fish Pool, Madame Fan and Stags’ Room.
[HERITAGE BUILDING #2]
THEN: Block 14
NOW: Assembly and Court Martial Bar
Block 14 first functioned as quarters for the Malay companies of the Singapore Volunteer Corps before it was converted into a HQ building for the People’s Defence Force (PDF) and now the building has been revamped by CDL into Assembly and Court Martial Bar. The Assembly holds several meeting rooms which are named based on the NATO phonetic alphabets in the spirit of its historical military background of the building. Additionally, the new Court Martial Bar was an actual court martial office in the 1940s located in Block 14. Aside from the original architecture and some memorabilia under the clear Perspex floor, the bar is fairly light on the nostalgia, preferring to channel a bygone era by serving subtle twists on classic cocktails to suit the historical theme.
[HERITAGE BUILDING #3]
THEN: Block 9
NOW: The Grand Ballroom
Block 9 used to be a drill hall and the building had been home to the Singapore Volunteer Corps (SVC) and its second floor was said to have hosted many dinner-and-dances and team-building exercises. The building was designed in 1930s Art Deco style and was later refurbished to a Modern Style façade. Coincidentally, this building is the best preserved among all four buildings with little external changes over the years.
Currently, it houses The Grand Ballroom. You’ll stand in awe as you step into the Grand Ballroom as it transports you into a majestic ‘Forest of Light’. The sea of light tubes hanging from the ceiling brings about a dreamlike effect which serves as a perfect backdrop for weddings and business gatherings.
[HERITAGE BUILDING #4]
THEN: Block 1
NOW: South Beach Quarter
Block 1 is the oldest of the four blocks and once served as an armoury for weapons storage. Today, it is known as the South Beach Quarter – a pristine two-storey building which is currently home to two restaurants. Part of the second floor was removed to create a spacious, high-ceilinged grand entrance after restoration was performed. Vatos Urban Tacos and The Armoury are now two of the hottest F&B outlets in the area.
With direct connections to Esplanade MRT station and City Hall MRT interchange, the residents can enjoy the easy access in and out of the city and afford excellent transit to all parts of Singapore. The underground passage linking to the City Hall MRT station (an interchange station between the North South Line and the East West Line), Suntec City, and Esplanade MRT station (links you to Circle Line) becomes an expedient route especially when it is raining heavily outside or if you are trying to stay away from the harsh sun.
Imagine this, you have 4 historic structures which houses a varied F&B options right at your doorstep and the underground link to retail outlets, restaurants, and food joints which eliminates the need to head out of the CBD to eat or shop. Needless to say, this sleek gem makes it pretty easy to see why this is one of the best places to live in Singapore.

South Beach Residences’ impressive accommodations and stunning settings are second to none, but what makes this place so uniquely special is the quality of both the exterior and interior designs which were carefully and aesthetically crafted. Let’s take a closer look at the exterior first since the first impression you get is the building itself. As mentioned earlier, the two upscale towers have the all glass looks which is definitely trendy and at the same time, it plays a part in making it modern and relevant for years to come.
Renowned British architectural firm, Foster + Partners also designed high ceilings which allow for a lot of ventilation and air to keep the building cool. Additionally, there is also a wave-like canopy which functions as an “environment filter”. Slanting facades which adorned the towers also catches wind and direct more air to the bottom. Residents can enjoy the chill despite Singapore’s humid weather due to these innovative concepts. Furthermore, the development has also adopted sustainable green technology like photovoltaic cells and an underground tank which collects rainwater to provide a greener lifestyle. It is a no-brainer that South Beach won so many awards when the design is this thoughtful.
